Featured Mid-Century Modern Home Staging Case Study — Lido Shores
Designed by renowned architect William Rupp in 1965, this Lido Shores residence is a remarkable example of Sarasota School architecture. Rather than a traditional vacant staging installation, this project involved redesigning and refining the homeowners’ existing furnishings to better showcase the home’s architectural character and luxury lifestyle appeal.
iStage Homes carefully edited the existing furniture plan, removing select pieces, repositioning key furnishings, and introducing select complementary pieces to strengthen sight lines, improve flow, and highlight the home’s connection to the outdoors. Particular attention was given to the main living area and the dramatic backyard perspective through the home’s expansive glass walls, where every furnishing was intentionally placed to support the architecture rather than compete with it.
The result was a presentation that honored the home’s mid-century heritage while helping prospective buyers immediately understand its lifestyle and design significance. The property ultimately sold to the first buyer who toured the home.
Project Highlights
Thoughtful Redesign
Rather than replacing the home’s furnishings, iStage Homes refined the existing furniture plan by removing select pieces, repositioning others, and introducing carefully chosen additions that better supported the architecture and flow of the home.
Architectural Significance
Designed by William Rupp in 1965, the residence reflects the Sarasota School of Architecture’s emphasis on open floor plans, abundant windows, and indoor-outdoor living.
Preserving the Design Language
The staging was planned to complement original period details including terrazzo floors, exposed concrete block walls, wood ceilings, and structural beams.
Lido Shores Lifestyle
The final presentation highlighted the home’s private courtyard entry, tropical gardens, poolside setting, and effortless connection to Lido Beach, St. Armands, Longboat Key, and downtown Sarasota.
Immediate Buyer Connection
The redesigned presentation helped buyers appreciate the home’s architectural significance, indoor-outdoor lifestyle, and unique character. The property sold to the first buyer who toured the residence.
This case study focuses on the staging strategy used to support the home’s architectural character, buyer appeal, and luxury market presentation.
Staging Design & Approach — Featured Lido Shores Residence

Each space was staged to emphasize flow, scale, and functionality while preserving the visual clarity that makes mid-century modern homes so enduringly appealing. The result is a presentation that celebrates both the architectural heritage of Lido Shores and the lifestyle that continues to attract today’s luxury buyers.
Why Strategic Staging Matters in Architecturally Significant Homes
Distinctive homes often derive much of their appeal from architecture, natural light, and the relationship between interior and exterior spaces. When vacant, however, buyers can struggle to understand scale, functionality, and how the home is intended to be lived in. Strategic staging helps bridge that gap by providing context while allowing the architecture to remain the focal point.
